Why Extend Your Lease?

If you own a leasehold property, extending your lease can be a vital step in protecting its value and saleability. A short or diminishing lease can significantly reduce the market appeal of your property and may even make it unmortgageable — most lenders require the lease to be extended before they will approve a mortgage.

By extending your lease, you not only protect the long-term value of your property, but also make it easier to sell or remortgage in the future. In many cases, long leaseholders have a statutory right to a lease extension, typically by paying a premium.

Our fees are competitive and tailored to the complexity of your case — typically, our average fee for a lease extension is £3,000 – £4,500 +VAT.

Conveyancing Fees Acting for Sellers Only

Purchase/ Sale Price:

We shall ask for £1000 on account on all matters and this covers the cost of the Land Registry Title documents and the management pack etc on the sale and the cost of the searches and any disbursements on the purchase.

The cost of the searches is around £350 (this is for the search bundle which includes the local, environmental, water and drainage and chancel) and is covered in the £1000 that we ask for up front. Just to be clear, we do not make any money on the disbursements – the cost of these is what we are charged by the third parties. If for whatever reason an official search is required, then this will be whatever the cost the local authority charges. We have no control over this.
